Dave: all right, my friends. Welcome back to another episode of Land Stories Live. I am your host, Dave Denniston of Generation Family Properties LLC where our goal is to help hundreds of people like you own land and we really would love to tell your land story. And my friends I promised in the description today, we’re gonna tell some bad dad jokes to get started here. So here’s the first one. Why did the scarecrow win an award; why did the scarecrow win an award? Because he was outstanding in his field! Ba da bum bum bum. Cause he was outstanding in his field. All right, here’s a your second one. Why don’t skeletons ever go trick or treating; why don’t skeletons ever go trick or treating? Because they have nobody to go with!
All right. Enough bad dad jokes. Let’s talk some land! So, a lot of folks ask me that, let’s say they bought a property, what if they change their mind? What if they don’t want the land or what if their circumstances change? Maybe they lose a job or maybe get a ton of medical bills. What happens to the land and the money that you’ve paid into it?
And so my friends, to address that, we have three different guarantees to stand behind cause we understand life happens. If you get to know me a little bit, know of our story, my wife and I back 7 years ago had our youngest daughter and she was super-duper premature. She was less than a pound.
We were in the hospital for months while she was getting to actually be able to breathe on her own without breathing tubes and being able to eat on her own and all of those things that had to happen with her development. So, I understand that life happens. And we want to be able to be there for you. So, let me share my screen here. So, of course we have a blog post about this, right? So, there are three specific guarantees that come with any time someone buys property from us. So the first one is a 90-day money back guarantee. And so the idea here behind this guarantee is a lot of our clients actually buy property without seeing it. And our properties generally go pretty darn quick so someone wants to buy something, they wanna make sure they’ll be able to put a down payment down on the property that they want.
But maybe they go to the property and they figure oh gosh this really wasn’t it for me. We have a 90-day money back guarantee so you have 3 months to go and check something out before you’re kind of locked into the deal and certainly life happens, right? People lose their job, maybe someone gets in a bad car accident. You can cancel your purchase at any time. We’re not really locked into it. We have some more details on that there.The second time here, second thing we have here is a credit guarantee, which basically this is trying to answer that question of what if you have passed by 90 days now right? You’ve kind of been locked in and life hits you in the face.
You know, maybe your roof got hail damage and you had to put a bunch of money into or some of the things we talked about before. You can have medical bills or whatever. So, what happens is maybe you can’t afford the payments at this point so you do what’s called a willing default. And essentially what happens with the willing default is both of us are agreeing that this is isn’t really working for you anymore.
But while you’re no longer qualifying for a refund, what you can do is apply whatever principal and interest that you’ve paid to the property. You can apply to another one maybe in the future. So that way when you’re back on your feet or even another property, you know, if you put maybe let’s say maybe two years’ worth of payments and you wanna own something but maybe that property that you were going for was worth like 10,000 bucks, right? And you’ve been putting $250 a month into it and so maybe principal and interest of that was $230 so you’ve paid in like $5000 into a property and we have another property that you would have paid off entirely because maybe it’s a $5000 owner financing price.
So, what you can do is go ahead and switch to the other property and you get a credit for it for what you have paid in. So with our one-time swap, which is our third guarantee. So, basically here the good news is every month you’re building a credit. So, maybe you like a property in an area, you certainly can start building your credits towards your next purchase of your ideal property. So, you’re welcome to do that. Keep in mind here this is the principal and interest so we don’t give back the amount you’ve paid towards property taxes if there’s any home owners dues, documents fees, whatever because of course we have bills for these properties as we’re coming along. Which leads us to the third guarantee that we have which is that policy swapping guarantee.
We allow you a one-time swap, just like this says right here, to a property of your choice. And there’s no additional document fees, there’s no prepayment penalties you know we’d like to make this as easy as possible. Now of course if your property that you’re wanting to switch to has a higher monthly payment, I am willing to work with you, willing to try and make it work to that’s something that’s mutually beneficial. So, my friends, that’s why we have three different guarantees which is different than a lot of land investors they might have 30-day money back guarantee or a 60-day money back guarantee; we have a 90-day money back guarantee.
We have a lifetime credit guarantee and we have a swapping policy guarantee. Dave: all right. So, today I promised we would talk about a new property, one in Park County. You may have tuned into two or three weeks ago where we had this beautiful property with woods in Park County and that has sold! That one is no longer available. But we do have a brand new one here that I’d love to share with you. So, I think I mentioned before, we keep a Google Drive link that has anything and everything you want to know about a property with the plat map, screenshots, with the original photos, all that kind of stuff. So, I’m gonna walk you through the Google Drive for this one.
So, what you can see about this property that is really awesome is it is grassy. It’s not deserty like some areas in Colorado or New Mexico and Arizona. You actually have grass on this property. So, nice, easy to build on, not a lot of trees, certainly you could plant them. People tell me all the time, oh I want trees, oh I want trees.
Well, I would encourage you; buy something like this, plant some trees and now you can really increase the property value a lot. You can see there might be a neighbour or two that comes along, there was someone camping next door when we shot the photos. Beautiful mountain views, really nice and flat, areas of the property.
You’ll notice here, there are some hills. You see this right here, those of you that are listening to this rather than watching live, what we have here on this photo is what looks like a watering trough. So the previous owner who owned this property had some horse or cattle or something like that and they put a watering trough in on the property which actually you can’t see it here but there’s a seasonal stream that goes through. So, if you have horses or you have cows or something like that this is a wonderful property to have your own little mini ranch. And again beautiful photos all around, nice hills, there are some trees that you can see. And again you can plant trees here. Gorgeous mountain view.
So, lots of good stuff on this property. Let me back up here to show you some of the screenshots of the plat map on Google Maps. So, this is the trail the property’s on you’ll see in moment the border looks something like this. There’s that stream I was telling you about. You can see kind of the outline of it, goes that way. So, it starts here, which isn’t on the property but it flows right through the property and it’s right off of a dirt maintained road by the county so this is easy to get to. Here’s that plat map I was telling you about. So, you can see the parcel number here is 11128 and there is that stream, there’s that watering trough that’s on the property.
And again there’s the borders of it. And we have a video as well too! So, it’s a perfect square, pretty much for those of you that are looking online. Here on our website genfamproperties.com, you can see all the details about the listing. This is 5,6 acres, a wonderful place if you’re wanting to go to Park National Forest or Isabel. There’s lots of fishing out here on Park County. And here you notice the property tax is about 71 bucks a year, come back to that in a little bit. And here, on our website, we have a Google Map link you can zoom in and out. It’s an embedded map so you don’t even have to leave the website if you don’t want to.
This is in the subdivision called the estate to Colorado, which is a huge subdivision in Park County. Lots and lots and lots of different properties. We have some GPS coordinates here you might wanna check out. It’s about 6000 feet this particular property is. This is owned residential so you can use it for camping, you can use it for an RV, up to two weeks without a permit. Anything more than that, you could still possibly stay but you have to get a permit, you probably have to get some septic. There is no electricity on this lot. There is no utilities. This is an off grid property. So, perfect for someone that wants to get away from civilisation but perhaps not too far which we’ll look at here in just a moment.
So, for this property, if you take a look at the screenshot here, it’s only a little over an hour and a half from Colorado Springs. So, you’re really pretty darn close to civilisation; about two hours, two and a half hours to Denver, depending upon how fast you’re driving. If we look at the Google Map here, 285 is the highway that you usually use to get out to Denver. So you can see here is the property, here’s Colorado Springs, here’s Denver. We have a lot of properties that are in Crest Stone, down here Fort Garland, near Alamosa, down here. You’re like three and a half, four hours away which might be a great thing for people that wanna get away – same thing for Crest Stone.
But here look how much closer you are to Denver, how much closer you are to Colorado Springs. Gorgeous drive up through here. You can see here’s Breckenridge, some of those famous skiing places, there’s Vail not too far away. Leadville is beautiful. Fairplay is where the county seat is in Park County. You have some of the lakes around here, Spinney Moutains State Park, Eleven Mile State Park. Obviously, various mountains in places you can climb. Up here’s a reservoir, Otero reservoir. The main city or town that you’re closest to on this property to is Hartsel. So, you can notice this is off of Highway 24. There’s 285, which goes through Fairplay up to Denver.
But definitely you can certainly get to Hartsel in like 40 minutes, fill up on anything you need and then head out to have your adventures or what have you. So, this property if you want to buy it, we got the pricing details right here. We are giving a great cash discount $2000 cash discount. $2000 discount if you pay in cash, which we’re happy to go through a title company and we can talk more about that if that is something you are interested in. If you wanna do owner financing it’s a higher price obviously, about $12,000 plus interest. It says plus interest, plus interest. We need to edit that obviously; just one plus interest.
And we’re looking for $500 down which includes a $249 document fee and $251 of equity. So, you actually build some equity immediately when you buy this property and then we’re looking for a minimum of $249 down. Which as you guys know, there’s no prepayment penalties and certainly, if you might wanna put more down, you wanna do a higher monthly payment, we’re definitely open to that and I’d be happy to help calculate that for you to figure out how long that may last for.
