Our photographer said, “Driving to the property: Highway driving on 60 and 61 was uneventful. I turned left on Stanford Drive. The pavement turns into hard packed dirt and rock. I turned left on Simpson/8256 and then right on Victor/8260, which curved around and cut through a canyon as I arrived at the propertyโ€™s edge. The road was easy going and a car would have no trouble getting to the property. However, the property itself would need significant work to be able to drive onto with even a 4-wheel drive truck or jeep.

Traveling to the corners: I followed the GPS coordinates using Google maps, which took me along Victor/8260 for two of the four points. The property slopes upwards significantly and the terrain is quite rocky. Lots of volcanic rock and juniper trees were present, with a couple of dirt clearings. There were no utilities convenient to the property, but there is power service in the neighborhood nearby. Also, a neighbor was using Larson for their trash service. The neighborhood also has several wells set up to fill up cisterns. Cell reception was consistently 1-2 bars and 4G (Verizon).

Overall impression of the property: The parcel is fairly easy to drive through, but the terrain does not permit ease of use in its current state. I could see this as being an excellent location for a custom home with a great view of the canyon and surrounding areas but will need a bit of work to grade the land and make it ready for building. It is a reasonable drive to a nearby general store and nearby Show Low has an abundance of shopping and restaurants.”
