“Morrison Brook Lane has a street sign at the entrance, but it has not been maintained past the first property. That property has a seasonal camp and a semi-permanent RV setup. From that point on, the road becomes overgrown. I parked there and walked the last few hundred feet to the cul-de-sac where the lot is located.
The road still has a solid gravel base, but the brush has grown in. There is only enough space for ATVs or four-wheelers, which have clearly used this stretch. Getting vehicle access to the property would not be difficult. It would just require trimming back the overgrowth. No major tree clearing is needed.
The lot itself is mostly flat and open with small trees, bushes, and tall grass. There is a culvert between the road and the parcel. I did not see any power lines, a well, or a septic system. That is typical for this rural part of Sebec.
There is a neighbor to the north whose property is visible in some of the photos, but it is accessed directly from Hughes Road, not from Morrison Brook Lane. While I cannot confirm if the property has stream frontage, Morrison Brook appears to run just beyond the cul-de-sac. An ATV passed by while I was there, which matches the area’s reputation as a popular spot for recreation.”
