The property was mostly flat and was easy to walk. The ground was mostly sand and small rocks, and there were quite a few shrubs and ocotillo growing on the property. Cell phone was mostly 1 bar but would jump up to 3 bars and 4G (Verizon).

Overall impression of the property:
The property is in an established neighborhood with occupied houses on each side. There is power that runs along the property’s edge, and neighbors on the street had a large propane tank, so home delivery service is likely to be a thing. I don’t recall seeing cisterns in use by neighbors, so I’m not positive if there is water piped in or not. Part of the property seems to be a wash during heavy rains, but overall this property would be easy to clear out and begin building a single-family home immediately.
