Arizona is an amazing state to live in, its home to The Grand Canyon, in Northern Arizona, one of the Great Wonders of the World and an amazing place to hike or catch some white water. This 1.33 acre lot I am selling in Holbrook, Navajo County will make a marvelous place for an off-the-grid lifestyle.
Here in Navajo County, it’s simply impossible to run out of things to do.The state’s amazing natural diversity can be best experienced on foot – there are more than 100 hiking trails throughout Arizona, something for every hiker. The Petrified Forest National Park is just east of this parcel and features some excellent hiking. There are numerous popular trails including the Blue Mesa Trail, Painted Desert Rim Trail, Devil’s Playground Loop, and many others.
Zoning here is mostly agricultural but you are permitted to build a single family dwelling and there’s no time limit to build.
I have to be honest here, this isn’t the easy property to get to. There is a cattle trail named Sun Valley Rd from just north of I40 that has a barb wire gate to open that accesses the rutted, muddy rough and rocky cattle trail. After arriving, I found the parcel gradually slopes from the north to the south 10 to 15 feet and is mainly flat and grassy with small shrubs and cacti. We placed small flags at the GPS corner coordinates as no existing survey pins or markers were present. There is no utilities for miles. (Nearest utilities is at I40). There is great views in all directions on this parcel.
This is perfect for 4 wheeling and recreational use. Imagine taking your ATVs and exploring the decades old cattle trail. The adventures you could have!
