Where is the property located?
This property is made up of two adjoining lots (totaling 2.28 acres) at 15820 & 15840 S Black Oak Ave, Tucson, AZ 85736. It sits in the peaceful Diamond Bell Ranch area, surrounded by untouched Sonoran Desert views and distant mountain ranges in nearly every direction.

What’s the land like?
Mostly flat with a mix of sandy soil, low desert grasses, and native vegetation like mesquite trees, prickly pear, and cholla cactus. There’s an old faint access path that runs through the property, giving it a bit of natural shape and character.

Is the property accessible?
Yes, though it’s best reached with the right vehicle. Access is by dirt road so you’ll travel west from Tucson on Highway 86 (Ajo Way), turn onto South Sarita Mountain Road, and continue about 15 minutes to Big Run Ave. From there, the route to Black Oak Ave requires 4WD or AWD, as the road is bumpy, sandy, and includes a creek bed crossing. Signage is limited, so using GPS or a detailed map is strongly recommended.
