As we know, land is a limited supply. No more land is going to be created. This is it!
Because of this, the supply is always decreasing, but the demand is always high!
But what people want is land at a good price that will make them money, right?
So when you’re buying raw land, you’re looking to buy when the market for land is good. This can mean buying when the economy is bad. When the economy is bad, people often sell their property because they need money, because they can’t afford it, etc. But when the economy revives, the value of the land will shoot back up along with it.
Because of this, land is always a good investment, it’s just a matter of timing and location.
So what’s the deal with Arizona?
It has one of the highest percentages of population increases due to the economic growth in that region, wonderful climate, diversity, and much more!
Also, land in Arizona is affordable compared to some of the surrounding states. In addition, the land in Arizona has appreciated over the last few years along with its population growth.
Let’s not forget how amazing the clear blue skies and climate are in Arizona. That old west way of life can really soothe the soul!
While Phoenix is the metropolis of this state being the 6th largest city in the country and a more expensive area to live, you can find much cheaper areas in the northern and central parts of the state.
In the Seligman area where we often have land, not far from Flagstaff, the weather is much more moderate and the heat is not as intense as it is in the southern part of the state.
There’s so much to see in the miles and miles of wide open spaces, fresh air, getting back to the basics of the west. Just beautiful horizons and a sense of calm.
Arizona is also rich in culture, rich in community, and very likely to continue to grow in those values thus adding more reasons it would appreciate in land value over time.
The Northern & Central parts of the state have a more laid back vibe and are great for retiring. If you’re looking to retire, the activities in this area are sure to keep you busy such as hiking in the beautiful national parks there or visiting gorgeous state monuments.
If you are looking specifically to invest but aren’t sure if you want to build, that’s okay. Be sure the parcels you are looking into allow for building and allow for the size you want, the type of home, any agriculture, etc. The northern part of the state has quite a bit of rural/agricultural land.
You may decide to buy when the buying is good and resell. That works too. Arizona has proven itself to be a state that is increasing in value and the outlook is, it will continue to do so.
